CRI Project Update/BSB Occupants’ Meeting

CRI – Currently the overall CRI construction project schedule is four days behind the originally projected completion date (a slip of 34 days) because steel erection is proceeding very slowly. Our general contractor has supplemented the forces of the steel erectors. The supplier, Southern Engineering, has agreed to furnish a full time, on site supervisor and additional manpower to help regain this schedule time.

The *critical path now runs through the curtain wall (exterior) of the CRI; a meeting has been set with the masons and the curtain wall contractor in an attempt to move forward on this aspect of the project and recover some of the time the project has lost.

The main lobby renovation is currently about a month behind schedule due to difficulty in obtaining the new elevator doorframes. The decision has been made and approved by the architect to reuse the existing frames and wrap them with stainless steel rather than waste anymore time waiting on a delivery date. The architect assures us that the functionality and appearance of the wrapped doorframes will be comparable to the new frames. In an effort to recover some of the lagging schedule time, the executive vice president of Kahn Corporation has pledged his involvement. He is now on the job site several days each week, is in touch with Mac and Hank constantly and attends both the MRE and CRI construction meetings weekly.

We are trying to raise money to upfit floors 2 through 6 during the contractual construction period. The money is not in hand at this time. We would very much like to upfit every floor by the substantial completion date of May 2004 but must secure funds before any additional construction can take place.

MRE – Relocation of the underground utilities within the footprint of the MRE is proceeding very slowly. There is very little documentation as to where these utilities are located—as may be obvious by the number of underground utilities that have been “located” via backhoe! Within the footprint of the MRE underground utilities include fiber optic cables, chilled water lines, telephone lines, lighting for G lot and ‘B’ feed electrical bus duct.

Asbestos abatement is complete on the second floor except for a small room in Dentistry that we have been unable to get from the user. The latest word is that this space will be available January 24, 2003. The first floor abatement should be finish by the end of January.

*Under the heading of “more info than you wanted”: In every construction project there is a very elaborate schedule maintained by a scheduling firm that does only that. They provide us with weekly updates on which tasks or construction items will delay the overall completion date if they are not completed on time and the order in which each task must be performed. The critical path refers to those items. Until recently the critical path was the erection of the structural steel and the lack of progress we have made in this area has caused a delay of 34 days-- an amount that is not of undue concern at this point but will be monitored closely and every attempt made to recover.
