CRI Project Update/BSB Occupants' Meeting

Special Note: As most of you are aware, Jack Buchanan, has resigned as the BSB Building Engineer. Mr. Tanis Manseau, Director of Facilities Operation, will serve as the BSB Building Engineering until a replacement can be hired. Tanis will be at our meeting this week to answer questions regarding the procedures for reporting malfunctions and requesting work in BSB.

Elevator Upgrade: Montgomery-Kone Elevator Co. has assumed responsibility for the maintenance of the BSB passenger elevators. Elevator #24 has a short in the traveling cable and is presently out of order. When upgrades begin, the east bank (which includes #24) will be taken out of service first. The upgrade to these two elevators will take about eight weeks and will produce elevators with an efficient operating system. This work will continue until all elevators are upgraded. This controller upgrade is the first stage to the elevator repairs. The second phase should begin around the first of the year. This phase will consist of upgrading the door jams, buttons, hall lanterns and cabs. A suggestion was made to stop allowing deliveries and packages on the passenger elevators. All delivery personnel should be directed to use the service elevators. Leslie Kendall will call procurement on this issue. Jack will have an out of order sign put on elevator #24.

Restroom Renovations: The renovation of the 6th floor SE restroom is close to being completed. The renovations in 5SE and 6NW are completed other than the final clean up which Jack will check on. The renovation on the 2nd floor restroom is not yet complete. We lack toilet partitions, light fixtures and accessories. We will take no more restrooms out of service until the work is completed in these areas. This work has taken 14 weeks so far and we appreciate your patience.

Upgrade the Gas Service: SCE&G is installing a new line and meter into BSB and upgrading the main lines at Ashley Ave. gas service on 7/31/02 and 8/01/02. BSB could be out of natural gas service for a short period of time during parts of these days. This was completed late on 8/1/02.

Constructions Schedule

Utilities Tunnel- The last concrete placement was completed on 7/15/02. The schedule was slowed because of the rain but waterproofing and backfilling have proceeded. Currently the sheet piles are being pulled. Next week work on the final pile caps and grade beams will begin. Then we will proceed with the remainder of the masonry work so that the precast concrete slabs can be set mid to late October with work on the structural steel following in November. At that point you should begin to see something that resembles a building!

NIH Animal Grant- The design for the animal floor was reviewed on July 30, 2002 with Dr. Swindle and his staff.

MRE: Drawings for the mechanical room expansion have been submitted to the Office of the State Engineer for approval. A final BAR approval is expected no later than July 31, 2002. The final rendering of the drawings is expected August 15, 2002. Construction of the MRE will require a 25-foot utilities tunnel connection to the CRI. The footprint of the MRE will be approximately 60 square feet and with a 20,000-gallon underground fuel storage tank. This will create a very narrow channel in the rear of building that will certainly have an impact on the loading/unloading of deliveries, parking, university maintenance and the holding shed for the red containers.

Diesel Fumes: Diesel fumes continue to plague the folks on the 2nd floor, west end. The fumes seem to be coming out of the vents. The AC shop has agreed to change the filters as soon as possible and monitored them more closely. The exhaust extensions will be added to the machinery on the construction site. It is speculated that the rear door of the building (that is currently the temporary loading dock) is being propped open and can only exacerbate the problem. Leslie will report this to Public Safety and make sure the door is checked more often. Also, signs saying, "please do not block door open" will be placed in the area.
